The front elevation of this house is wider than deep insuring that the garage is not the focal point, adding to the already beautiful curb appeal. Three Brother’s Land Co was asked to build a New Custom Home that would complement the neighborhood with this very quaint stretch of Glenwood Road. Carbone modified the homeowner’s favorite New Home Floor Plan by increasing the depth of their home in order to get the high square footage without compromising a modest Front Elevation. The homeowner preferred Contemporary details but chose a Traditional exterior that would fit in among the older existing Colonials. In turn, they incorporated some unique Contemporary finishes in the interior, that were not staunch or extreme, but a perfect balance and transition from the Traditional exterior. This brilliant collaboration between Builder and Homeowner, resulted in a warm home that captured the homeowner’s wish list and needs, while blending beautifully with their environment.

The overall curb appeal of this Bethesda home was designed keeping in mind the charm and simplicity of the neighboring original homes. The builder kept the exterior lines of the home simple yet warm and welcoming. In an effort to design a home with understated elegance, the builder altered the interior rooms by adding opulent finishes and a luxurious upper level by ensuring every bedroom had an ensuite bath and walk-in closet. 'Wyngate' Active with New Homes

Even though the sound of new construction is reverberating through the Wyngate neighborhood of Bethesda, demand still seems to have the upper hand on supply.

Probably the clearest example is Three Brothers Land Company's same of a trio of specs on Milstead Drive. The company bought four lots on the same side of the street, and within the last couple of months, according to broker Greta Nicoletti, has sold three before construction is complete. All were priced between $1.35 and $1.4 million and reportedly moved at full price

Four Lots, Coming and Going

Three Brothers Land Company and Welty Homes are at opposite ends of four-lot deals in Bethesda. One’s finishing and one’s starting.

Three Brothers bought four teardown lots on Milstead Drive a few years back, and has since built and closed three. It turned its attention to other deals and customs for a time but has now spec’d out the fourth house and has it on the market, at $1.45 million.

Tear Down Builders in "Ayrlawn"

Builder, Andrew Carbone, in the 'Ayrlawn' community off Old Georgetown Road, in the Walter Johnson School district anticipates that the final sales prices will run in the $1.4 to $1.5 million range.

It's that range that remains the sweet spot for the market. Where a goodly percentage of builders have had to reduce prices in the upper brackets to stay competitive, the 'mid-$1 million's' have been less impacted.

Carbone claimed 9021 Lindale Drive for an even $600,000. So far, no word yet on new home sales prices. Broker Greta Nicoletti of Long & Foster says a Lindale home is coming.
